General Terms and Conditions (GTC)

1. Scope and conclusion of contract

  • These General Terms and Conditions (GTC) apply to the contractual relationship between the landlord and the guest.
  • By booking accommodation, the guest accepts these terms and conditions.
  • The booking becomes binding after written confirmation by the landlord (by email or post).


2. Rental object and use

  • The holiday apartment is made available to the tenant for the booked period.
  • The tenant undertakes to use the accommodation only for private purposes. Commercial use is prohibited.
  • Smoking is not permitted in the apartment. Smoking is permitted only on the balcony or outside.


3. Rental price and payment conditions

  • The rental price includes overnight stays, additional costs (water, electricity, heating, Wi-Fi), bed linen, towels and tea towels.
  • The rental price is to be paid according to the booking confirmation.
  • Late payment may result in cancellation of the booking.


4. Arrival and departure

  • Check-in: from 3:00 PM
  • Check-out: until 10:00 a.m.
  • Different times are only possible by arrangement. Please let us know your expected arrival time at least two days in advance and send us a short message via SMS or WhatsApp approximately one hour before your arrival on the day of arrival.
  • Late check-out or late departure from the apartment will incur additional charges.


5. Overnight guests and occupancy

  • The number of people booked is binding.
  • Guests exceeding the specified occupancy must be registered in advance and paid accordingly.
  • Overnight guests who are not registered are not permitted.
  • If the maximum number of guests is exceeded, the landlord reserves the right to cancel the booking.


6. Pets

  • Pets are not allowed.
  • Violations of this rule may result in additional charges.
  • Guests with assistance dogs are asked to contact us before booking.


7. Keys, parking permits and damage

  • The cost of replacing lost keys, key cards, key fobs or parking permits is to be borne by the guest.
  • Guests assume responsibility for any damage, injury or loss that occurs during their stay and must report it to the landlord immediately.
  • The loss of a key or key card will be charged €200.


8. Use of washing machine and Wi-Fi

  • Use of the washing machine is possible for a fee.
  • Wi-Fi is provided free of charge. However, no liability is assumed for technical failures.
  • Internet use is permitted only for legal activities. Violations, such as illegal downloads, are prohibited.


9. Rules of conduct and night rest

  • No parties or excessive noise are permitted.
  • Night-time quiet is from 10 p.m. to 8 a.m.
  • Any commercial use of the accommodation (e.g. prostitution, commercial photography or video recordings) is prohibited.
  • Televisions and other media devices may not be reprogrammed or modified.


10. Cleaning and final cleaning

  • The final cleaning is included in the costs and is charged at a flat rate.
  • If the apartment is dirty beyond the usual level (e.g. heavily soiled dishes or heavy soiling), an additional cleaning fee will be charged.
  • Guests must leave the accommodation swept clean:
  • Used dishes must be cleaned and put away.
  • Garbage must be disposed of properly.
  • Used towels should be placed on the bathroom floor.


11. Cancellation conditions

  • Up to 4 weeks before arrival: 25% of the total amount will be refunded.
  • Less than 4 weeks before arrival: No refund.


12. Landlord’s liability

  • The landlord is not liable for guests’ personal belongings.
  • The landlord assumes no liability for disruptions beyond his control (e.g. power or water outages, internet problems).


13. Early departure

  • In case of early departure, there is no entitlement to a refund of the rental price.


14. Place of jurisdiction

  • The competent court in Mainz shall have jurisdiction over all disputes arising from this contractual relationship.


15. Other provisions

  • Should individual provisions of these General Terms and Conditions be invalid, the validity of the remaining provisions shall remain unaffected.
  • German law applies.


16. Accessibility

  • The accommodation is not wheelchair accessible and therefore not suitable for guests with limited mobility. Guests with special accessibility requirements make bookings at their own risk. Claims for lack of accessibility are excluded unless expressly confirmed in writing prior to booking.
  • As a micro-enterprise within the meaning of Section 3 Paragraph 3 BFSG, we are exempt from the accessibility obligations under the Accessibility Strengthening Act.


17. Waste separation

  • We ask you to actively participate in waste separation, as required in Mainz.
  • The waste must be separated into the following categories:
  • residual waste
  • Paper
  • Packaging (deposit, glass, plastic)
  • Biowaste
